Vision and vibe: mixed-use development design revitalizes former industrial district

Collaborative planning promotes efficient development

East Franklinton is a 200-acre mixed-use district immediately west of downtown Columbus. In recent years, it has seen a resurgence in development. As a part of continuing reinvestment in this community, EDGE planned, designed, and documented a new six-acre development along the Scioto River featuring a mix of residential and live/work units. Working with the developer, engineers, and architects, EDGE developed a phased master plan to maximize the efficiency of units and parking while mitigating the nearby railroad tracks and river levee.

New amenities enhance established neighborhood character

Keeping with the arts and innovation theme of the existing neighborhood, the development features a sequence of cohesive spaces within the site, including a mural-covered pedestrian alley, a series of small private outdoor lounges, and a unique industrial-themed amenity area for residents. The surrounding public streetscapes were specifically designed to blend into the neighborhood, complementing the raw, artistic vibe of the formerly industrial area.
